The North Tower portion of the detention center functions as a full-service 1,500 bed detention facility. It is approximately 475,000 SF and 12 stories tall, including a basement. The building underwent a complete renovation executed in five main phases. Early in the process, the team learned that original plans to move 50% of the population during renovations would not be feasible requiring an alternate solution. The team’s revamped approach to phasing and building access not only met the Owner’s goals but also saved millions of dollars that were converted into project scope for Clark County. The project included an extensive list of items ranging from mission critical to “wish-list” including: full replacement of the MEP systems, upgrade of the electrical systems to energy efficient lighting, full ADA upgrades, new security electronics systems including CCTV, intercom, door controls, plumbing fixture controls and related systems.
Design-build Delivers on Complex Projects
This project would have been extremely difficult to execute had it not been for the utilization of design-build. There were many issues associated with this very complex renovation project that simply would not have been resolved in a timely and efficient manner without design-build’s collaborative environment. This collaboration included not only the design professionals and constructors but also the owner group and even code officials. The team had a “get it done” attitude that led to many innovative and “outside the box” solutions to numerous complex issues. Thanks to this collaborative approach, unforeseen and scope changes were absorbed in the schedule to avoid incurring inmate relocation costs.
