1212 Bordeaux is Google’s first completed ground-up new construction and its first design-build project. Envisioned as a living lab to pilot innovative new workplace and design ideas, 1212 Bordeaux incorporates a broad range of innovative strategies that embody Google’s workplace principles. This two-and-a-half story structure includes a mezzanine above the second floor, sky views and an open workspace, and a diverse native landscape that embraces the surrounding space with a public plaza, an enclosed private garden, and habitat bioswales. It also achieved a LEED Platinum certification, outperforming the original goal of LEED Gold certification.
An Inspiration for Future Projects
As Google’s first design-build project, it was imperative that the process provide a smooth, collaborative process as a blueprint for future design-build projects. Not only did this project succeed on cost and schedule, but it continuously exceeded expectations when it came to design and construction. The design-build process promoted collaboration and trust, streamlined decision-making, tracked budget compliance in real time, and ensured no line-loss of Google’s design principles, health, and performance aspirations from design through construction. As such, the project has resulted not only in multiple awards, but serves as an inspiration for future design-build projects at Google.
