With their market share growing in Texas, In-N-Out (INO) decided to build a full-scale facility to house its operations, warehouse and processing operations. The INO project was a fully engineered, procured and constructed meat production and distribution center including a main building and three support buildings, built in the Southpointe Industrial district of Lancaster, TX. The main building (126,000 SF) is highlighted by a high-end meat production (27,000 SF) and liquid processing (4,200 SF) spaces designed to provide fresh product to Texas stores. Unlike standard industrial facilities, the INO project included a Spanish themed administration office, with textured stucco exterior, clay roof tile and arched colonnades all focused around a large circular turret at the main entry. The level five interior included plastered walls, arched corridors and porcelain tile; accented by architectural wood beams and solid walnut doors. INO project also included a primary wastewater treatment building and completely bullet resistant guardhouse.
Turning Challenges into Opportunities
This project included numerous Owner-directed changes midway in the construction phase including the addition of a liquid process area (8,000 SF) and administration office re-theme (15,000 SF). Both changes required major redesigns with the process area to be completed within the same time frame as the meat production areas (nearing 75% complete). The team exceeded this goal with a turnover date before the agreed upon joint occupancy. During construction of the administration office, there was a leadership change within the owner’s organization. The new leadership requested that we re-theme the interior and exterior to match a southern California style. This involved major re-design and demolition of newly installed components. Open communication and collaboration delivered a challenging project with impressive results, raising the bar on what can be achieved in an industrial facility.
